Interior
Clean or possibly replace carpet
Clean or paint walls and woodwork

Make sure closets appear neat and discard unwanted clothes

   What Do Real Estate Agents Really Bring to the Table?
You've heard the phrase, "You get what you pay for," and that also applies to the use of agents.   Many sellers would love to get through the transaction themselves, without any help from a "middle man," to save the commission dollars.   It sounds reasonable, "Why pay thousands of dollars of your money to sell a house when you can do it yourself?"
Nearly half of all buyers are purchasing for the first time, according to the National Association of Realtors.   They may be tempted to believe that an agent's only duty is to usher them into houses.   That is because hundreds of thousands of agents make the process look so easy.
By the time a transaction is completed, it is chock-full of legally-binding documents which both the buyer and seller must honor.   The majority of people will only experience a sale like this, involving the exchange of hundreds of thousands of dollars, a couple of times in their lifetime.   It is, therefore, understandable that many individuals find it difficult to interpret the many details and stipulations of the contract they must agree to.
Most buyers and sellers, while having access to plenty of "information" on the internet about the sales transaction, do not have a handle on the nuances, pitfalls, and inherent dangers of legal problems they can face in the midst of this huge investment.   Licensed real estate professionals bring state-mandated training and knowledge to the table for buyers and sellers.   Agents are required to complete as much, or more, training than some college degrees before obtaining a state license to represent buyers and sellers in a sales transaction.   This means they are knowledgeable about various aspects of real estate law, rules and regulations, such as, contracts, forms, fair housing, and property disclosures.
